Place Found, purchased, and moved into!
Looking for 10-20 acres in Smith, Rankin, Simpson, Scott or Copiah Counties. I would like to attain land for a small farm/ranch to have 4 or so horses. Any ideas or referrals are welcomed.

Joey, since you're the leader of this topic on our wonderful forum, and since we're such good friends, I think you should be helping me search for a place. :P I went and looked at 39 - which in reality was 37 acres in Smith County yesterday evening. The adjoining 40 acres might be available as well. This is an extreme distance from my work, but is a possiblity. I am going to look at 21 acres of rolling pasture today near Morton, MS. I've recently looked at 29 acres in Copiah County, Crystal Springs. I've not fell in total love with anything I've seen yet.
Pending sale of my house, which could possibly be very soon, I'll need something. I am from Taylorsville, Smith County, originally and wouldn't mind getting back down that way. The Johns/Puckett/White Oak area down Hwy 18 toward Raleigh is an ideal place, but land seems to be quite expensive there and all I've found reasonable through there is in timber. I can do timber if absolutely necessary, but I'd prefer to get something already in pasture, preferably fenced for livestock already. But I'm just looking and searching and would be willing to do the work on any land that I can afford to get it ready for horses.
Pelahatchie area is nice and even up around Morton, MS. I'd be closer to the Shockaloe Horse Trail up there. :)
Anyone with any ideas or tips would be appreciated!!

I was thinking i'd seen a house, barn, and pastures for sale just this side of Pelahatchie on hwy80. It's on the left going east. Nice place. Probably a nice price too.
I like the Pelahatchie area. Quiet. Things aren't building up as fast as other areas, so far, which is nice.
I'll keep my eye out. :)

Hey, I 'll ask my Dad about land. He lives in Forest but has bought timber all over the whole area. Does it have to be cleared or have a house on it?
I am in Jasper co. and prices are CRAZY here! Glad I have my own acerage!

Thanks Gina D, I'd appreciate you checking with him. I am looking at some land near Morton now. I know Jasper County well, lived in Smith County until 1994. It's still "home".
I prefer pastures. I want a place to have several horses. I would prefer fenced and crossfenced, but the land I'm looking at now is just open land. I would even consider land with marketable timber, but I'd have cut, clear and make pastures. Lots of work time and money.
House or no house, I'll probably put a mobile home on whatever I get for now, unless the price is right.

Yeah, I check the Market Bulletin, and am supposed to be getting an Impact from a friend from Smith County. Haven't even seen one of those in many years, but it is similar to the Market Bulletin. Thanks Gina D (makes me think Gina from Down South :P )

I want pastures!! I really don't care about much else. The land I am looking at now has a mobile home and is open with a pond, good stand of coastal grasses and enough acreage to have three or four separate pastures to rotate and manage correctly. It isn't fenced, so that will have to be done. And I have a barn site picked out already!!
I am just looking Jenn, I need acreage that can be a horse ranch/farm. I will want to live there so I can put a mobile home on, consider living in one there already (but I will be very particular on this) or would take a home, even an older home IF I can afford the land and home together. I'm looking at 20 acres, but I'd consider anything from 10-50 or more if affordable.

Thanks, Jenn, I've seen several of these on here. My brother in law is a realtor as is one of the daughters of the lady who wants my house. They've printed me over 25 pages of stuff. I have fallen in love with the 20 acres, but someone else may be getting it, depending on their ability to finance. So it's a wait and see for a few days.

I had some family go and look at the other place, they didn't like it. Can't remember why. They have horses also. I found 20 acres listed somewhere in Simpson Co., I can't seem to find it now, but it could be the one you are looking at. I was really picky when we got our place. I mainly went by the fields. The house is old (103 yrs) and the barn is ragged. We have just built our new house, still working on the barn. We keep saying we are going to build a new barn, but we end up fixing up another stall in the old barn to get us by. I am now to the point of just wanting to make that one the way I want it. Our land is gorgeous. 2 nice size pastures, I can rotate them nicely. Very good, high sugar in one field. Then back by the barn we have our smaller paddocks for Herman and the mini, they need more dirt than grass so they are overly huge. We build our round pen next to that field. When we bought our place it was in bad shape, but I knew it had potential to be a good horse facility. My husband will tell you, when we first looked at it, all I said is Herman will go right there. It took him a while to get here, but he's home now!! Be patient, something great will come along. :D
I'll keep my eyes open and tell you if I run across anything. I tend to look at anything horse related.

Thank you Jenn, you are very sweet. And it is an inspiring story to boot!! Just what I need right now. The land I am interested in has potential too. That's what is so exciting, even knowing the hard work that is in store with getting fences done and cleaning up the pond, I know what it can be. Dreams do come true and yours is proof. I'm glad ya'll are satisfied with your place. :) And I'll keep tackling all that has to be done to get myself and my horse, and then horses out in a more rural grassy private haven!! Keep your eye and ears open for me, and thanks again.

As hard as it's been to get moved and even with all the hard work ahead, I'm so delighted with my new horse ranch!! Wild Heart Ranch.
Now I am definately in the market for a few more horses.
