I'm listing this here for a friend. One of DH's coworkers is married to a real estate agent who just listed this property. The listing focuses on the house and the lakefront, so horse owners might overlook it. This property is located in a very 'horsey' area. If anyone is interested, I've included the MLS listing #.

1996 Two-story, 3,642sf, 4BR/3.5BA home with bonus room. Extererior is brick & cedar. 3+ car garage and storage. Pool and 700sf guest house on 50 acres. 3 lakes on property adjoins 28 acre lake. The property is appx five miles from the golf course/country club, but I didn't write down the name and can't remember it now. Sorry. The house is very nice, but in need of a little maintenance. Nothing major from what I could see, just a lot of little things like yardwork, weed killing, mowing etc. Also, the family living there is in transition, so there are a lot of boxes, etc. that need to be moved/cleared out. If anyone would like to know more, or knows someone who may be interested, the MLS # is 159518

The barn is metal and a converted workshop. It has six 16x16 stalls on one side, a concrete center aisle, and on the other side there is one long but narrow stall guessing about 10x30), that would probably be best for smaller horses or foals IMO. On the other end is a tackroom/office/storage area.

Outside and to the left of the barn is a small roundpen (about 30' diameter). It looks weathered, but functional. Behind the barn is a very large paddock that could be used as a training arena, and a smaller paddock to the left of that. The rest of the acreage is fenced around the perimeter only and provides appx 42 acres of pasture/grazing. I didn't walk the perimeter, but from what I could see, the fencing is slick wire. The pasture goes back a good distance and comes back around on the far side of the house--sort of horse-shoe shaped. I did a little computer drawing (definitely not to scale) of the layout:

Do you know what the asking price range is? Sounds really nice.

They're asking $1.2M. IIRC, they're offering a carpet/paint allowance.

Seems like most of the interest is in the land behind the house. I imagine the price would go down quite a bit if they sold off some of the land. If they do, hopefully, they'll keep enough land w/the house to make it attractive to horse owners. Almost every house I saw on that road had horses on the land.
