12:25 pm - Point Blank has learned that Tom Suozzi plans to announce the execution of a lease between Nassau County and Charles Wang and Scott Rechler for the Lighthouse Project in the coming week.
A press conference with the Nassau County Executive and the developers of the Nassau Veterans Memorial Coliseum property could take place as early as Tuesday. At the latest, it will be on Friday - the day before the Islanders open the 2009-10 season and the day before Wang’s deadline for answers from the Town of Hempstead.
With approvals from state and county agencies - such as the Department of Transportation and Department of Public Works - and now an executed lease for the property from Nassau County, the fate of the Lighthouse Project (and the Islanders) would be completely in the hands of Hempstead Supervisor Kate Murray and the Town board.

Tom Suozzi on paper (if what Mr Botta was told is correct) is circumventing (on paper only) the process because the TOH zoning vote has to come first regardless and that's a good thing for Islander fans in this instance.
Suozzi-Wang-Rechler can announce their lease agreement next week (and it's good PR and many will report pressure on TOH) but here's the real time all Islander fans should be most concerned of all.
If Nassau legislature (which has nothing to do with Murray/TOH nor do they have any vote or control at all here) decide not to approve Wang-Rechler-Suozzi lease whether it be 120 days max to decide or immediately it means Wang's Islander lease is terminated now.
He can move the club, his lease over.
But that's only on paper because that lease killing step still means absolutely nothing regardless before TOH votes on zoning approval.
If TOH reject zoning whatever Nassau decided in terms of approving or rejecting Suozzi-Wang-Rechler lease still means absolutely nothing, Wang's lease is still enforceable.
Where it gets interesting/tricky is if Nassau rejects Suozzi's lease and makes it public and TOH knows it up front. They could approve LH zoning just to be rid of Wang the Isles and the LH. Or they can reject it and Wang's stuck in his Islanders lease until 2015.
Nassau County approval all the way back to the 2006 MOU was very sketchy at the time, some made it clear they would not approve this later on but did back then.
This agreement when it's announced is no slam dunk for Nassau approval, some will see it as applying pressure on TOH but it could be because Suozzi promised he would complete a lease and also it could be so Nassau rejects it and gives Wang his out up front regardless of the pending TOH vote.
In that case all hockey fans will want Kate Murray/TOH to reject zoning so Wang is still stuck in his lease if Nassau voted down the lease.

I'm 95% sure the 2005 lease they are referring to is the one that was never implemented because of the bid process at the beginning of the LH proposal.
We continue to be held to the lease signed way back when that includes SMG.
Now here's a question, as soon as the lease is signed, does this deal go into effect? So if it is signed next week, for example, does Wang start receiving all moneys from tickets and parking for this season?
If it's true that a new lease negates any current lease, then I think it should.

I just read the article and I had the same question as Webby. Following the far-more-informed-than-me fan comments on these boards the last few years, I was under the impression that SMG pretty much owned us, and that the LH itself was the ONLY way to get profit back to Wang since he's limited under that contract.
If that's not the case, I wanna know how I misunderstood this situation so much for so long.
But the article didn't really excite me so much as caused me to again start wondering what the counter-proposal from the ToH was going to be. After all Schmitt is right on here. The word forever might be a bit dramatic, but it's pretty accurate:
"I want questions asked and answered to make sure it's prudent for the future to serve everyone's needs," said Schmitt, who had not yet been briefed on the new lease's contents. "This is supposed to change our footprint forever."

Either way, our Isles are not moving.

For all of you who did not receive my tweets, here is a basic summary of what went down today at the Theodore Roosevelt Executive and Legislative building:
Nassau County Executive Tom Suozzi announced that the new lease agreement with the Lighthouse Development group will go until 2030.
However, this proposed lease still must pass through the county legislature and planning commission. While the lease was submitted this afternoon, no further action can be taken until an environmental impact statement is provided (this is a legal requirement).
As far as the deadline goes--October 3- this impasse will probably not be resolved in the next few days. Charles Wang has been dogged in his pursuit of a straight yes or no answer on the Lighthouse project from Kate Murray and the Town of Hempstead, and it is looking highly unlikely he'll receive that by the time the Islanders drop the puck for their season opener.
I talked to Wang after the press conference and asked him whether--gut feeling--he felt like he'd be given a yes or no answer by Saturday.
"No," Wang said. "I may get a "Yes, but...."
So what if that happens? If Murray relents but also has conditions and wants to make changes to the existing Lighthouse plans?
"Can't do it," Wang said.
Wang, Suozzi, and Scott Rechler all said they felt that any changes presented at this point would be "disingenuous," because they have not been voiced throughout the process. Modifications would also set back the project significantly and further stall the development.
When asked about what type of reception Wang has gotten throughout the past several months from Murray and the Town of Hempstead officials, Wang said:
"Can't get any less welcome than what I've gotten," Wang said. "It's pretty bad."
Clearly not the most amicable working environment between the two sides.
During the press conference, Wang reiterated that he wanted to keep the team on Long Island but that he would begin to entertain other offers once his deadline passes.
"I certainly will begin exploring other options," Wang said. "But, I'm committed to Long Island, I love Long Island, and this is where the Islanders belong." |
